ESTABLISH A  PROCESS – YOUR PROCESS
The more detailed the process, the less anxiety and the greater the comfort zone. SLOW DOWN!

GET SOMEONE TO BE ON YOUR SIDE – AND TEAM UP
Don’t hire the 1st agent you talk to or your wife’s 2nd cousin.   Interview representatives. Ask them lots of questions. It’s important because the process can be complicated  and there are dollars at stake – YOURS! Proceed AFTER you trust them.

GET YOUR DUCKS IN A ROW
Know what documents you’ll need for loan qualification, escrow, title, etc. Having them ready in advance saves time and stress. Deal with any surprises early on.

IDENTIFY THE RIGHT PROPERTY AND THE PROCESS
Agents want you to close quickly and compromise because “you might miss out”. BUSHWA!  If you feel pressure – WALK!  Lay all your requirements out before you start looking. Neighborhood, neighbors, feel, special needs, and on and on. Tell them about where you are now / your best home ever! Like an old shoe – comfortable. Once everyone agrees what’s going to happen, when, and by whom, things get a lot more comfortable! Have them write it all down- GO FOR IT!

GET THE RIGHT PROPERTY AND GO FOR A KILLER DEAL!
Remember, pictures lie (pull out an old yearbook).  A lockbox indicates a busy (lazy) agent. When we take a client to a property, we expect the selling agent to be there. That’s what she’s paid to do – sell, sell, sell. That is not our job! We’ll find as many things wrong as we can, get down to a precious few and begin the offer process. The process is purposeful from the beginning. The conclusion is or should be logical.
