HERE ARE 6 THINGS TO REMEMBER WITH US OR WITH ANYONE:

  1. SEEK A COMFORTABLE PROCESS
    Buying a home is, or should be, a process not a big smile, a clean car and a tank of gas. Understand it’s a process. Good or bad depends on how you approach it. The more detailed the process, the less anxiety and the greater the comfort zone.
  1. FIND A SPECIAL SOMEONE TO BE ON YOUR SIDE – AND TEAM UP
    Don’t hire the 1st agent you talk to or your wife’s 2nd cousin or the person that answered the phone at a real estate office. Take the time to interview your new representative. Ask them how they’re going to represent your interests – save thousands, have less stress, etc. Make them compete for your business!
  1. INTERVIEW AND SELECT THAT SPECIAL PERSON
    It’s the same process as hiring an expert – a doctor, a contractor, an attorney, etc. Buying a new home involves a lot of dollars and decisions. You don’t do it every day. You should be looking for someone with excellence beyond competency, experience specific to a buyer, confidence born of maturity, great communication skills and an understanding of you and your needs. You need to trust that special person to accomplish your mission and to be loyal to you always.
  1. GET YOUR DUCKS IN A ROW
    Know what documents you’ll need for loan qualification, escrow, title, etc. Having them ready in advance saves time and stress. This is even more important for a Buyer that’s not qualifying for a new bank loan (Not Qualified Buyer). Deal with any surprises early on. “Kill the dragons when they’re little”.
  1. FIND THE RIGHT PROPERTY
    Every other agent wants you to close quickly and compromise because you might miss out. Don’t be hasty and don’t compromise. A delay may save you thousands! We believe in a 2nd interview that revolves around a wish list. Lay all your requirements out before you start looking. Neighborhood, neighbors, feel, special needs, and on and on. Every twist, turn, option, and possibility should be explored, planned for and written down. Once everyone agrees what’s going to happen, when, and by whom, things get a lot easier, simpler and more comfortable!!  It also helps to know about your current abode. Why? Because it has characteristics that you’ll look for in a new home. Like an old shoe, comfortable. You should write it all down and shoot for the stars.
  1. GET THE RIGHT PROPERTY AND GO FOR A KILLER DEAL!
    Remember, pictures lie (pull out an old yearbook). Listing agents pay professional photographers to influence other agents to help sell the property. Maybe they have a lockbox. We don’t work that way. After eliminating 90% of the candidates, we preview the remainder for the client. We consult with the client to discuss what we found. When we take a client to a property, we expect the selling agent to be there. That’s what she’s paid to do – sell, sell, sell. That is not our job! We’ll find as many things wrong as we can, get down to a precious few and begin the offer process. The client has been on board as a team member from the beginning. The process is purposeful from the beginning. The conclusion is or should be logical.
